After two successful projects delivered with the same main contractor, they asked us to review the “AV etc.” specification for one of their projects, which was just starting on site!

With a strong design led pedigree, the established relationship between the property developer and interior design team required a complete turnkey solution for the AV, internet and home automation systems.

The high level of interior finish, with several signature features (triple height staircase, dual receptions across two floors, and rare external spaces on roof and ground level), this property was designed to impress “straight from the front door”.


Lighting control, and an integrated approach to entertainment & comfort – by reviewing the existing brief, we could see a clear route to the right system, within deadline and the budget.

The AV installation was designed to add to the specification of the key rooms – the basement cinema, the kitchen / dining space, the reception and master suite.

The brands needed to match the expectation – Lutron lighting control, Bowers & Wilkins audio, Future Automation TV lifts, Control4 integration, SONY 4K & DENON for the cinema components…

Once the agreed design and budget proposal were in place, the cable delivered and the first fix cabling was run.

As in every project, space is at a premium and keeping the focus on the interiors meant centralising core equipment, and where possible, keeping it hidden from view.

A ​Lutron Homeworks panel for the lighting & blind control in the garage.

The AV rack and network hub in the utility space, feeding the rest of the house and the local cinema room system.

The master bedroom TV is revealed on a Future Automation lift, with a dressing mirror on the reverse.

Presenting the finished property was key to it’s marketing success.

We commissioned a show mode for the house, using the Control4 home automation system, alongside the project manager.

The temperature set & maintained with Heatmiser integration, along with the internal and external lighting, to ensure a warm welcome – day or night

​Delivering the ultimate first impression – from answering the door, controlling the Lutron lighting, & selecting Spotify music playback.

All from internal touchscreens or smartphone, driven through Control4. Simple control of comfort, from inside and outside the house, via the Internet of Things!

We enjoyed demonstrating the basement home cinema system…

A SONY 4K projector, 100in projection screen, Bowers and Wilkins Cinema7 speakers & Definitive Technology subwoofer, adding the rumble from within the cabinetry.

With options for Blu-ray and Apple TV movies on tap, this is a truly great room for Movie Night!

After sale, we returned to take the property out of “Show Mode”, and discuss and deliver some further functionality, tailored to the new owners.

Quick access for favourite radio stations & playlists.

Levels and timings adjusted on the Lutron lighting.

Even a button to raise the dressing room TV cabinet up to use the mirror on the back.

Whole house, high speed Wi-fi enabled us to support the installation by the CCTV installer, to see everything is safe & secure, from anywhere in the world.

With our remote maintenance plan, we can check the status of all the systems, reset power or make further changes – in real time, without disturbing anyone.
