This project presented the opportunity to deliver the full “A to Z”, consultation to system maintenance package for an existing developer client, and a main contractor we had delivered for previously.

After the successful delivery of a standard 50 apartment project, the main contractor recommended us to a new design team for a 17 prime residential apartment scheme, set up on the hill overlooking Hampstead Heath.

All 17 apartments required a high level of overall fitout, and getting to the right level of specification to meet expectations and budgets was a challenge.

Taking a look at the market, and how the product mix would work best, we agreed a scope with our colleagues in the M&E team and the developer.

Intelligent lighting controls formed the smart home backbone of each apartment, enabling the developers to give an elegant, modern feel to the interiors.

Control4 adaptive dimming sat well with the electrical engineering team and lighting designer.

Attention and dedication to detail was paramount – the designs had over 500 circuits and 180 keypads across all the apartments.

Co-ordinating with the electrical contractors onsite, & ensuring each one was run into the correct position in the control panels, then linked to the right network connection, and the correct light levels were set in the final programming was a full time design and support project.

Our brief included both the apartments and communal areas, including detailing the incoming broadband cable and fibreoptic broadband links. Setting out room on the roof for TV and satellite rigs, means the residents enjoy fibreoptic 4K TV service from SkyQ and digital TV.

Across the project, more than 3000 runs of cable were required for ….all the broadband, digital TV, satellite TV, HD video, multi room audio, video intercom, CCTV, communal Wi-Fi, incoming BT & Virgin links, garage door control, fire alarm and door entry integration, electronic car charging monitors…

Once the apartments were ready, the team completed the installation works in one month from start to finish, and handed over on time and on budget – to the minute and the penny!

The concierge desk is fully linked to the whole building intercom system, able to talk to residents if needed, and secure the lift and gates to the site from the main desk with one button press.

Each apartment is offered a digital handover service – helping the new residents connect their services and link their own devices (phones, tablets, TVs, set top boxes, routers) to the apartment’s cable network.

Through their internet connection, we can reset devices, adjust lighting scenes or check their Wifi is operating correctly through our support programme, OvRC.

Residents so far have commissioned us to deliver a range of the systems the developer agreed to pre-cable into each apartment.

From a lounge cinema (large screen TV, with 4K video and 5.1ch surround sound), audio streaming (into kitchens, and master bedrooms and bathrooms) and integrated Control4 blind control alongside the lighting – the apartments are the real deal when it comes to a new Hampstead address to be proud of.
