Working with one of our favourite architects, the initial brief was to meet the developer & establish a technology brief, for a prime residential refurbishment.
As a project led by the final interior layouts, the technology needed a subtle finish.
Our proposal covered broadband (wired and wifi), TV and satellite, multi room audio, integrated lighting and blind controls to some of the key signature rooms, video door entry to two levels, and two media room areas.
In partnership with our security consultant, who ensured the CCTV, fire and security were accounted for, we presented the options.
By splitting the hubs into security, lighting and AV services, the space we had for each worked in the planned cabinetry scheme, even when some hub locations had to be moved just prior to first fix cabling starting.
By using a Future Automation motorised TV lift in the main reception media room, the screen is hidden until deployed, to preserve the traditional interior feel.
Linking a powerful Artison soundbar below the screen, with two in-ceiling speakers, when the screen turns to face the sofa, the room delivers a superb surround sound experience from a very unassuming start!
Another TV lift in the master bedroom ensures the TV doesn’t need to be in sight until required.
Lutron Homeworks lighting & blind control, installed in partnership with the client’s blind supplier, means a single lighting keypad can control both natural and artificial lighting.
Lighting can be set for day (lights off, blinds open), night (lights on, blinds closed) and external porch and basement entry lighting timed for security on those dark evenings.
With CCTV and video intercom to all street entry points, smoke and heat detection, fire alarm
triggers to ensure the lift is made safe in the event of fire, the entire property feels like a real family haven in a busy part of Kensington.
With the integrated control system, Control4, answering the door, controlling the lighting and selecting music from the internal touchscreens is simple. Future ready cabling also provides the capacity to link to control of the heating system in place.
In the main kitchen / dining and lounge space, a marble wall finish required millimetre precision to recess and install the TV.
Prior to sale, the systems were set to show mode allowing the nominated agents to set the house up in seconds turning on the lighting across the house, raising the TV lifts, triggering audio playback and a demonstration video in the reception media room. All setting the mood for a successful showing and showing the house in its best possible light.
With a remote maintenance plan, we regularly check the status of the systems via the Internet (of Things) and even set the property for viewings when the agent is running late!
